The Metro

Located west of Coors Field and adjacent to Denver’s “LoDo” district, The Metro is a four-story, urban residential development with 415 rental apartment units that achieve 74 DU/AC.

Designed to pay homage to its historical surrounding, the high density community incorporates architectural elements such as flat roofs, ACME Old Denver Red brick, stone, stoops, exposed steel and large warehouse windows that are symbolic of its location.

The area, an industrialized section of Denver for more than 100 years, has been built and rebuilt because of fires and floods. When The Metro broke ground in December 2001, the site was overexcavated by 48 inches. In addition, abandoned and burned-out buildings were demolished.

The Metro is planned as three neighborhood clusters that allow residents to enjoy the courtyards and spectacular views of Coors Field, downtown Denver and the snowcapped mountains. One building contains 88 units over an underground parking structure that measures 229,036-square-feet. The second cluster has 159 units, which surround and hides the parking deck and the third cluster contains 168 units with a free-standing concrete deck.

The Metro offers 15 floorplans that range from 550 square feet for a one-bedroom/one-bath efficiency to 1,935 square feet for a three-bedroom/two bath unit.

The greatest design challenge was to find ways to enhance the views and hide the massive garages. Meeks + Partners created special units with tricky acute angles to fit into some of the unique building shapes. One of the biggest design success was to eliminate the bad views as much as possible. The parking deck was placed on the side that looks toward the 20th Street viaduct. All the clusters are tied together to create a sense of community.

Focussing on a modern take of Art Deco, the leasing office and club house incorporate a strong red color, which pulls the design elements together. Contrasting woods such as maple and ebony were used to design custom furniture and paneling throughout. Each piece of furniture in the pub/activity room was custom-made to larger dimensions including a billiard table and 50-inch tall chairs to fill the immense space created by the tall ceilings.

The community also offers a myriad of amenities such as an Internet café, a sleek, resort-style heated pool with spa, an exclusive game bar, and a complimentary coffee bar.
