
This is the first new multifamily property developed in 15 years in one of Houston’s most desirable neighborhoods. Designed to meet a rental housing need for upwardly mobile professional couples and singles, the community is planned on 2.6 acres, achieving a density of 63 units per acre. The planning objectives were to maximize density on a tight and oddly-shaped site, while maintaining an open feel throughout. The architectural team was challenged by the site restrictions and by the developer’s goal to preserve as many oak trees as possible, which dot the perimeter. A large, mature water oak tree was incorporated into the site planning, which serves as the main focal point within the courtyard. A 3,700 square-foot clubhouse features a great room, a business center and cyber café, and a fitness center. Interior finishes include glass mosaic walls as well as dark-stained paneling and trim. Outside, in the courtyard, a cedar deck and a covered outdoor grilling area compliment the pool and water fall. The unique mix of flats and lofts range in size from 720 to 1,613 square feet. Designed with an open feel, apartments include eight-foot entry doors with custom trim, 10-foot ceilings, wood flooring, modern gourmet islands with granite counter tops and backsplashes. Kitchen and bathrooms feature Canyon Shaker style maple wood cabinetry. Bathrooms feature Roman tubs, separate showers, tile flooring and granite countertops. Some units feature computer niches, and fireplaces with stone surround.
