
Located in Houston’s Energy Corridor, Broadstone Memorial offer 371 apartment flats and 30 three-level townhomes at a density of 45 units per acre. The complexity of the project was in the site planning. Due to the proximity of the 8.8-acre site to Interstate 10, North Eldridge Parkway and Memorial Drive, the development was designed as three distinct “neighborhoods”. The site plan places the townhomes in front of and along the main entrance, while positioning apartment buildings and the community center to the back of the property. The apartment homes range in size from 630 to 800 square feet for a one-bedroom/one-bath unit; and two-bedroom/two-bath units range in size from 1,089 to 1,267 square feet. Interiors have been designed with the latest concepts in open planning, accentuated by 10-foot ceilings and large expanses of high-efficiency windows. Finishes include granite kitchen counter tops and islands, natural stone backsplashes, wood cabinets with 42-inch uppers, black and stainless steel appliances, track and pendant lighting, and laminate wood flooring throughout living areas. Townhomes begin at 1,365 square feet for a two-bedroom/two-bath unit and three-bedroom/two-bath townhouses range in size from 1,621 to 1,766 square feet. The exteriors are designed with stucco, stone, and brick, while the interiors feature natural wood-burning fireplaces, large “eat-in” gourmet kitchens, dramatic main open living areas with 15-foot ceilings, enlarged storage closets, expansive exterior windows, and multi-level decks and balconies. A six-level structured parking garage provides 577 parking spaces, connecting residents directly to their homes via pedestrian bridges. In addition, 60 surface parking spaces are available for residents and guests.
