
Developed on an entire city block to revitalize the downtown arts district, Lincoln Place is designed architecturally with a blend of 24,000 square feet of retail space, 233,477 square feet of residential leasing space and a garage that provides 304 private and public parking spaces.The project is pedestrian-oriented with public plazas and entrances for the retail use, and private courtyards with amenities for the residential tenants such as a pool deck and 2,800 square-foot clubhouse. This 100 DU/AC mixed-use urban project features 200 apartment homes on top of a private and public two-level parking structure, lifting the units above grade. Units range in size from 740 square feet for a one-bedroom, 1,170 square feet for a two-bedroom and 1,711 square feet for a three-bedroom. Based on the principles of new urbanism, Lincoln Place integrates the buildings with pedestrian-friendly streetscapes dotted with benches and ornamental lighting, lushly-landscaped interior courtyards within the public plaza, and a wealth of vibrant and distinctive retail space. Because Loveland is positioned as “the gateway the Rockies,” the design team have created an opening in the west façade to capture the view of the magnificent mountain range from the interior courtyards. Window dormers, bay windows, balconies, porches and cornices will add to the visual impact of Lincoln Place. The style, while traditional, is reinforced with contemporary motifs of large panels of glass, bold accents of colors and other striking elements that serve as a focal point to position the project as a landmark. Lincoln Place received The Cosmopolitan Award for Best Mixed-Use and Sustainable Design from the Apartment Association of Metro Denver.
