
This 300-acre site added a new twist to a challenge we have grown accustomed to addressing. While planning for residential development, the primary objective was to show respect for the natural environment, which included an existing rural community, as well as an Amtrac station. For years a two-lane, blacktop called George's Road has connected residents of this peaceful New Jersey countryside with the busy cities beyond. We created a 50' wide dense buffer of trees on the opposite side of George's Road, and pushed our densities to the far side of the property, toward U.S. Highway Route 130. This helped safeguard the integrity of the existing community and define a new one. On the crucial 275 acres of the site, three villages of new single-family homes were created. The homes are bordered on the south by a State Environmental Preserve and feature spectacular views. After careful economic modeling, villages were delineated that would require absorption periods of 18 to 24 months. Thus, a degree of versatility was designed in to minimize the chance of any sudden shift in buyer tastes significantly impacting the overall project's sales.
