
A heavily wooded Maryland sanctuary, roughly six miles from the U.S. Capitol, this 410-acre site offered remarkably varied topography for the creative land planner. As if for contrast, spreading out from the property in all directions lay an ocean of concrete and mixed, transitional neighborhoods.From the start, our land planners endeavored to let the development grow out of the land itself, as an expression of the topography. Thus, the site's woods and wetlands came to provide beautiful, natural borders for the diverse communities situated within the overall mixed-use scheme. Natural buffers of wooded wetlands partition the eastern three-quarters of the property into subtly distinct 100- to 300-unit neighborhoods and soften the reality of the 3,100 residential units within the "Manor." To the extreme west of the site are areas designated for a predominance of mid-rise apartment buildings. Back to the east, retail and office property - planned to accommodate 300,000 square feet of space - takes full advantage of both a proposed throughway and the existing Metro connection. A tree lined boulevard and circle form a centerpiece whose arteries carry vehicles into the neighborhoods and then loop out again, precluding thru-traffic problems. Planned for the Winchester-Norair Joint Venture, "Manor Farm" ultimately required no grading or tree removal other than on the specific neighborhood parcels. As a result, the original beauty of this Prince George's County, Maryland, sanctuary will remain remarkably intact for occupants to enjoy for many years to come.
